Community involvement was essential to the success of this project. TESSERE engaged residents, potential users, and key stakeholders through interviews, on‑site meetings, and an open‑forum presentation of design options. This collaborative approach shaped the direction of the master plan, ensuring the final concept reflected meaningful community input and long‑term local priorities.

TESSERE provided master planning services for the 160‑acre site near Arkansas City, Kansas. Several conceptual options were developed, including a traditional layout with designated land‑use zones and phased construction, as well as a park‑focused option that incorporated green space and walking paths to connect different activity areas. Additional concepts explored a plaza and mall configuration and a density‑ring model with radiating layers.
