TESSERE provided services for this design-build renovation of McCoy Hall and Gaylor Hall, two 29,363 SF, three-story dormitories. The redesign required services of architectural, interior design, structural, mechanical, plumbing, electrical, and civil engineering. Each dormitory consisted of 18 units with three to four bedrooms per unit which included a closet and a private bathroom. In addition, each unit contained a kitchen eating area and laundry facilities. Common areas included storage and break rooms on each of the three floors, as well as a vending area on the first floor. Occupants are considered able-bodied limiting the scope of ABA compliance to Level 1 common areas and site access.

This facility was not required to be LEED certified but the performance of the buildings was improved by implementing measures such as limiting air infiltration, new HVAC systems and controls, and compliance with ASHRAE 90.1, including insulating the previously uninsulated exterior walls was increased by adding 1-1/2” of rigid insulation to the exterior walls. The project requirements included compliance with UFC DoD minimum AT/FP standards but excluded the requirement to verify or comply with progressive collapse requirements.

Life safety requirements were brought up to current standards. A new fire alarm and mass notification system was provided. The fire sprinkler system was upgraded and verified to meet current requirements.

Demolition revealed significant cracks in the masonry and numerous large post-construction penetrations through the load-bearing masonry walls. A structural review of the overall structure resulted in the need to systematically remove and replace sections of the interior load-bearing masonry walls to restore the structural integrity of the structures
