28th Bomb Squadron Simulator Building Repair

This project demonstrates TESSERE’s experience completing Design-Build services at the 35%, 65%, 95%, 100%, and closeout levels for the renovation of 28th Bomb Squadron Simulator Buildings 6030A and 6030C.  The TESSERE team provided facility assessment, architectural, interior design/FF&E, civil, structural, mechanical, electrical, plumbing, full fire protection drawings, specifications, design analysis, and design calculations for this 32,555 SF renovation project in compliance with applicable codes, regulations, and Dyess Air Force Base design standards.  

TESSERE was tasked with creating Design-Build plans for two connected buildings housing the 28th Bomb Squadron Simulator unit.  As part of the architectural design process, the team addressed the challenges of renovating existing ceilings, walls, door frames, door hardware, training rooms, corridors, the Heritage Room kitchen and a 145-seat auditorium including two ABA spaces. Other site and first-floor ABA modifications included the provisions of a unisex shower, upgrades to existing restrooms, and the installation of an entry ramp with canopy.   

Life safety and security was an important aspect that was addressed during the entire design process but specifically with the reconfiguration of the training rooms and corridors. TESSERE ensured these areas complied with NFPA 101 requirements for Means of Egress, by including additional egress points and noting all access control door locking hardware interfaced with the fire alarm release system. Our team also provided conduit pathways and rough-in for Access Control System (ACS) and Intrusion Detection System (IDS).   

Renovation design features included the following: new mechanical and plumbing throughout, interior face of the existing exterior walls was insulated with 2-inch rigid insulation on Z furring channels achieving Sound Transmission Class (STC) of 49. New ABA-compliant doors were provided at all new and existing locations on the first floor of the building. All doors and frames in areas of remodel were removed and replaced, and plastic laminate SCL STC 31 interior doors were installed. 

Both buildings are instrumental in training pilots. In Building A, the scope included the replacement of flooring and new paint in the flight simulator room. Modifications under raised access flooring included fire protection and infrastructure. In Building C, an existing security vault area was modified to achieve a higher STC rating. It contains several offices and mission planning spaces with study spaces.
