Magnolia Village Apartments

Magnolia Village Apartments is an 11.2-acre multi-family residential development located at the southeast corner of Magnolia Road and Virginia Drive in Salina, Kansas. TESSERE provided site infrastructure design, utility extensions, and drainage analysis to support a thoughtfully planned, phased residential community.

The development is organized in three phases. Phase 1 is complete and includes 72 units across three garden-style buildings, along with an additional 178 units across seven garden-style buildings, creating a cohesive and scalable residential environment. Future phases 2 and 3 will continue to build out the development and expand housing options.

Architecturally, the project emphasizes a unified identity through carefully arranged building groupings, strong pedestrian connectivity, and activated outdoor spaces. A 5,000-square-foot clubhouse serves as the community focal point, featuring fitness and gathering spaces with direct access to a resort-style pool. Other amenities include pickleball and basketball courts, walking paths, a dog park and wash station, inclusive play areas, and outdoor grilling spaces.

The design prioritizes livability, flexibility, and community, blending modern apartment layouts with shared amenities that promote wellness and social engagement. Magnolia Village Apartments reflect TESSERE’s integrated approach to site planning and architectural infrastructure.
