The Win Residences bring much‑needed low‑ and moderate‑income housing options to the Winfield, Kansas community. In 2021, TESSERE partnered with the City of Winfield to secure a Moderate‑Income Housing Grant, helping launch the project with the goal of providing quality housing for employees of several major industrial employers in the region. The development was completed in two phases, delivering a total of 200 residential units.
Phase 1 includes three buildings offering a mix of one‑, two‑, and three‑bedroom units. Each three‑story building features stone veneer and wood paneling, dedicated parking, first‑floor ADA‑accessible units, and outdoor gathering spaces. Phase 1 also introduced shared amenities such as a leasing office, outdoor swimming pool, and community commons area. Construction costs for this phase totaled approximately $11 million.
Phase 2 added five additional residential buildings, bringing the project’s total constructed area to 208,811 square feet. Construction costs for Phase 2 were estimated at $17 million.
