UCI, an industrial construction contractor based in Wichita, Kansas, sought a new headquarters that would unite its dispersed teams and better reflect its growing operations. TESSERE repurposed a 75,000‑square‑foot warehouse into a modern, functional workplace, creating 22,000 square feet of office space for UCI and an additional 53,000 square feet of office and warehouse space for a co‑tenant. Construction required thoughtful phasing and precise coordination to minimize disruptions, as the building was partially occupied by the co-tenant.
To help UCI envision the right solution, TESSERE developed several planning concepts before arriving at a design organized around departmental “neighborhoods.” The layout promotes collaboration while maintaining clear functional zones. Prioritizing transparency and accessibility, the design incorporates open management offices and glass‑fronted conference rooms. To energize the space and celebrate the company’s craft, construction‑themed murals, industry‑specific artwork, and writable surfaces on both painted and glass walls were integrated throughout the office. These features create a clean, contemporary environment that supports teamwork and idea sharing.
